You have made the decision to sell your home and have your home staged. After the staging is complete, don’t start re-decorating…or adding ‘little touches’. After all, you did hire a professional to do the job. There are reasons why a chair or table is in a certain position or why there are or are not flowers on a table or rugs where you think they should be. If you start arbitrarily moving things around you will most likely negatively impact the benefits of the staging you just paid for! The staging process is a science and furniture and accessories are placed as they are for reasons. The good news is, even if you don’t it that is ok, because it is what is best to market and sell your property.
Furniture in a staged home is often delicate and in many cases there are faux beds being used. So, it makes sense to keep potential clients off the furniture . The same goes for bathroom towels and accessories. These are on display and are not to be used.
Tips for showing your home:
- Keep the doors to all rooms open,
- Keep the doors to all closets are wide open
- Keep the toilet seats down
- Keep the waste paper basket clean and empty
- Turn on all the lights
- Add soft music
- Keep blinds open to take advantage of natural light
- Keep all counters clean and tidy
- Don’t over deodorize! If the property smells too much vanilla or citrus people will think you are covering up another smell
You have made a smart investment to stage your property in order to get a fast sale for top dollar, so don’t ‘Buy Back’ your investment by trying to second-guess the professional stager you have hired.
